A lake town of second homes
The 2020 Census counted 2,397 people and 1,366 homes in McQueeney. Of the 376 vacant homes, 286 served seasonal, recreational or occasional use. That fits the lake's past, since its recreation is what brought many lakehouses and summer homes to the shoreline. Lake McQueeney is also promoted as the water ski capital of Texas.
Tile on a pool that waits between visits
A second home's pool can sit for weeks with nobody swimming. Laticrete, a maker of tile-setting materials, says keeping a tiled pool partly full through a seasonal closing protects the tile. It stops negative hydrostatic pressure, water soaked into the shell or pushing in from the ground, from weakening the tile's bond.
Water balance matters as well, because tile-material makers tie grout life to it. One says cement grout and mortar etch when the pH falls below 7.0, and minerals build up on tile above 8.0. Water low in calcium pulls calcium out of the grout. If the house stands empty for part of the year, settle who keeps the water balanced while it does.

(830) 302-4112Lake McQueeney's new gates, finished in 2026
One historical account dates Abbott Dam from 1927, when building began, to 1928, when it was finished. The lake covers 396 acres at 528 feet above sea level, on the Guadalupe River five miles west of Seguin.
In June 2023 the Guadalupe-Blanco River Authority began replacing the dams at Lake McQueeney and Lake Placid. The old bear-trap crest gates gave way to steel crest gates worked by hydraulics. A new dewatering system, a way to pump the work area dry, lets future maintenance happen with the lake full. The Lake McQueeney Water Control and Improvement District, created in April 2020, pays the debt and the upkeep through local taxes. The river authority finished the new spillgates in March 2026, and the lake was back at its normal level in April 2026.

(830) 302-4112The ground and the weather behind the waterline
Federal soil maps of McQueeney's Census boundary are led by Lewisville silty clay: about 21.5 percent of the mapped ground where the land is flat and 6.9 percent on gentle slopes. Sunev loam takes 15.7 and 10.0 percent, and open water 8.0. Lewisville is moderately expansive, at 7.5 on the federal shrink-swell scale, and Sunev sits at 1.5.
Guadalupe County's northwestern corner, near Comal and Hays counties, is Blackland Prairie, and the rest lies in the Upper Coastal Plain. Its soils run from dark, lime-rich clay in the northwest to fine sandy loam in the southeast, and Cibolo Creek forms the border with Bexar County. The county averages a 96° high in July, a 42° low in January and 33 inches of rain a year.
Heat and cold for tile work
Tile setting has temperature limits. One setting-materials maker's spec keeps the air and surface between 50°F and 100°F while tile goes on and cures. With July highs averaging 96°, a summer tile job runs close to that ceiling. Laticrete adds that tile in an outdoor or always-submerged pool must resist freezing and thawing, measured by a set laboratory test.

(830) 302-4112Who sets the rules in an unincorporated lake town
There is no city government in McQueeney. The Census Bureau counts it as a Census-designated place, its label for a named community that has no local government. Guadalupe County's rules apply instead, from the Fire Marshal's building permits to floodplain permits near the water. None of the county's listed permits covers a home pool.
On the lake itself, docks and other waterfront structures need the river authority's approval before they are built or changed. A $600 Dock Construction Permit applies from September 1, 2026. The authority has also marked shallow areas of the lake with buoys.
Ask your water supplier before the water comes down
Which utility supplies McQueeney homes isn't named in any public record found, and no drought rule is quoted here for that reason. To find yours, look for the utility service-area map on the county's Environmental Health page. A retiled pool has to be refilled once the tile cures, so ask your supplier about its drought stage before the water is lowered.

(830) 302-4112From Hilda to McQueeney
German settlers moved into the area around 1870. When the Galveston, Harrisburg and San Antonio Railway came through in 1876, its stop was named Hilda. In 1900 C. F. Blumberg built a store a mile east of the stop. He named the site McQueeney, after the superintendent of the Southern Pacific line, and a post office opened the same year.
Once the lake was built, it became a popular place for recreation and summer homes. The community kept growing, from 2,063 people in 1990 to 2,527 in 2000.

(830) 302-4112Beyond the tile line: coping, cracks and scale
Waterline tile is set on the bond beam, the concrete rim at the top of the shell, right under the coping. Before new tile goes on, one setting-materials maker has the installer check that beam for level and look over the shell for cracks and exposed steel. Problems found there change the job. We also replace coping, repair shell cracks and clean calcium scale off tile that is still sound.
New Berlin, in the county's southwestern corner, also grew from German settlement, and there New Braunfels Quality Pool Resurfacing offers pool acid washing in New Berlin.

(830) 302-4112How a pool tile job runs
Each step comes from tile-setting makers' published specs; how they apply to your pool is part of the free estimate.
Lower the water slowly
Your supplier is asked about its drought stage first. A tiled pool then comes down at 2 feet every 24 hours, Laticrete says, to keep water pressure from loosening the tile or its mortar.
Take out the failed tile
Each loose or cracked tile comes out, and the mortar behind it is ground down to bare concrete without cutting into any waterproofing beneath.
Check the bond beam
The top of the shell is checked for level, for cracks and for exposed steel before anything new is set on it.
Set, joint and grout
New tile is set with at least 95 percent mortar contact. Laticrete spaces flexible movement joints every 8 to 12 feet each way in wet areas, and against the coping and deck.
Let the tile cure
One setting-materials maker wants a finished pool tile job to cure for 21 days before any water goes back in.
Refill the retiled pool gently
The same maker then adds water at 1 inch per hour, within your supplier's rules for filling a pool.
